Maintenance Technician Job Description

Job Summary: The Maintenance Technician is responsible for assisting the Maintenance Director in all infrastructure aspects of a multi-unit residential community. The Technician will help ensure that the community is well-maintained, and resident satisfaction is a top priority. This community is located in Davis, Ca.

  • Daily Tasks:
    • Work with Maintenance Director and office team to ensure all property needs are met
    • Review, prioritize, and respond to all maintenance requests within 24 business hours of submission, including HVAC units, plumbing, appliances, and electrical systems.
    • Maintain all common areas, including the leasing office, grounds, bathrooms, and amenities.
    • Communicate with office staff in regards to all work orders, turns, property-related issues, and staff schedules.
    • Assist in the regular inspection of vital property infrastructure, including roofing, boiler systems, plumbing and drainage systems, irrigation, pool and spa, amenities, etc.
  • Cleaning:
    • Trash pick up.
    • Mopping, sweeping, dusting, surface cleaning, etc.
    • Clean up units after each work order and unit turns.
    • Maintain organization in all storage areas.
    • Clean up after property pets and make sure all pet clean up stations are fully stocked.
    • Follow all regulations in regards to asbestos and mold remediation.
    • Water damage remediation: find leak source and repair, dry all affected areas, pull up carpeting as needed, set up fans and dehumidifier as needed. Follow up daily to ensure no mold growth occurs.
    • Immediately connect with upper management in regards to tenant hazard remediation and testing requests: mold, asbestos, etc.
    • Address all mold and asbestos concerns with the highest urgency.
    • Clean up any biohazard messes in accordance with the emergency handbook.
  • Customer Service:
    • Respect tenants' privacy and special requests when inside units, within reason.
    • Display notice of entry for tenants while working in a unit.
    • Maintain effective and respectful communication with tenants in regards to all work orders.
    • Communicate necessary resident charges for repairs to the Community Director.
    • Use discretion when communicating with residents: refrain from oversharing and giving personal opinions to tenants.
  • Unit Turns:
    • Assist with all unit turns from start to finish.
    • Assist in ensuring units are fully turned and move-in ready according to specific community standards. 
    • Execute all standard items on the unit punch list.
    • Complete all necessary repairs on a per unit basis.
    • Complete unit inspections and photograph damages and cleanliness as directed. 
    • Inspect furniture packages for any damage and safety concerns. Remove and replace as needed.
  • Emergency Maintenance:
    • Be available for on call shifts: answer and respond to all emergency calls accordingly.
    • Responsible for recording and reporting all after-hours work and mileage.
    • Communicate emergencies with upper management as needed.
    • Maintain knowledge of biohazard clean-up requirements and close amenities as needed.
  • Other:
    • Drive personal vehicle to pick up supplies as needed.
    • Assist management team in marketing needs: balloons, A-frames, and signage as needed.
    • Must be able to lift up to 80 lbs.
    • Request assistance for appliance installs when required to climb stairs and lift heavy items over 80 lbs.
    • Assist the Maintenance and Community Director in ensuring all trespassers are removed from the property accordingly. Contact the local PD as needed.
    • Assist management staff with special projects and events.
    • Overtime required during high turn times or in order to meet move-in deadlines.
    • Record all expenses, both personal and company.
